Standard Home Inspection

​We’ll inspect the structure, systems and components of the home, inside and out, from the foundation to the roof, using the latest tools and technology. We encourage you to attend your inspection so that we can describe my process, explain my findings, point out important maintenance items, and answer all of your questions.

As a state-licensed, Certified Professional and Master Inspectors® trained by InterNACHI, we adhere to a comprehensive Residential Standards of Practice. This means that we will inspect all of the following, when visible and accessible:

Annual home maintenance inspections

This inspection helps you understand and plan for the demands of maintaining your home properly. Some tasks are seasonal, and some require more frequent attention. We will identify any outstanding issues and educate you about what should be done to keep your home in top condition year-round.

After your home is built, We will inspect it to confirm that the work was done properly and according to your specifications and contract, and we will help you devise a punch list for your contractor of any missing or deficient items before you issue final payment.

11th-Month Builder's Warranty Inspection

Most builders offer a one-year warranty on the materials and workmanship of a new home. We will come out during the 11th month and perform a full inspection before the builder’s warranty expires so that you don’t have to go out of pocket for repairs of covered items.

Seller's Pre-Listing Inspection

A pre-sale inspection alerts you to any defects or problems with your home so that you can address them before prospective buyers discover them. Aging in place inspection

During the home inspections, we make notes about issues or upgrades the client may wish to address that may affect the functionality of the home for seniors or someone with disabilities. By adapting and redesigning the senior’s current home and habits, including installing assistive technologies and arranging for regular help from outside resources, he or she can “age in place” while maintaining a safe and independent lifestyle for as long as possible in their most familiar and comfortable surroundings. ​We evaluate your at-home lifestyle and your mobility issues within the home, and assess your expected needs. We can recommend corrections and adaptations to the home to improve your maneuverability, accessibility, safety, and ease of performing daily routines.

Molds are an essential part of the natural environment. Outdoors, they break down dead organic matter. But indoors,  molds are potentially toxic, and their growth should be prevented.

There are many types of mold, and they reproduce by means of microscopic, airborne spores. Mold can start growing indoors when its spores float inside from outdoors and land on surfaces that are damp. Exposure to mold by inhaling or touching mold spores can cause allergic reactions and irritation to the lungs, eyes, skin, nose and throat.

Mold that gets established can gradually destroy the things it grows on, including home furnishings and structural components. You can prevent damage to your home and furnishings, save money, and avoid health problems by controlling unwanted moisture intrusion and eliminating potential mold growth.

​Protect your investment and your family’s health, and let us inspect your home for mold and the warning signs of mold growth. We will take samples of any suspected mold for laboratory analysis.

With a complete mold inspection, during your home inspection, we focus on areas of water related issues or possible areas of water intrusion. We take air quality samples and any mold samples at areas with visible evidence or areas requested by the client. 

Limited Mold Inspection

We offer a Limited Mold Inspection for clients who have already had a home inspection but have concerns about mold. We work with you and your current home inspector and conduct mold testing at the areas of the home that may show indications of mold growth or past or present water intrusion.

Water Quality Testing

Let us test your private well water supply, especially if you have a cistern or septic system on the property. We will check it for coliform and other harmful bacteria, which can endanger your family’s health. We offer two levels of water testing. Our basic water test satisfies VA/FHA home loan needs and tests for E coli, coliform, lead, nitrates and nitrites. We also offer our Comprehensive Water Test for a more thorough evaluation of your water quality which will test for E coli, coliform, lead, nitrates nitrites, chloride, color, copper, hardness, alkalinity, PH balance, iron and turbidity (clarity).

Radon Testing

Although radon is a naturally occurring gas in our environment, it is also the second leading cause of lung cancer deaths in the U.S., according to the Surgeon General. Nearly one out of every 15 homes is estimated to have elevated radon levels. The Surgeon General and the Environmental Protection Agency recommend testing all houses. Millions of Americans have had their homes tested for radon, and you should, too.
